Common questions about property surveys

Who carries out a property survey?

Surveys are carried out by qualified, experienced surveyors typically regulated by the Royal Institution of Chartered Surveyors (RICS). RICS-accredited surveyors follow strict professional standards and codes of practice, ensuring that your survey is conducted independently and to a high level of accuracy.

Do I still need a survey if my lender carries out a mortgage valuation?

Yes. A mortgage valuation is for the lender's benefit and only confirms whether the property provides suitable security for the loan. It does not assess the overall condition. A RICS Level 2 Home Survey is designed to give buyers independent advice about potential issues, repairs and maintenance.

How quickly can a survey be arranged?

In most cases we can arrange a survey on the same day you contact us. Depending on the time of year it takes around 1–2 weeks for the survey to be carried out, and you will usually receive results back within a few days of the inspection.

How long does a survey take to complete?

Most inspections take between one and four hours, with larger or older properties sometimes requiring additional time. Reports are typically delivered within two to five working days. Level 3 Surveys may take slightly longer due to the level of detail involved.

Which type of survey is best for me?

That depends on the property. A Level 2 is often suitable for conventional homes in reasonable condition, while a Level 3 is usually better for older, larger, altered or unusual properties. If you're unsure, we can help you choose.

Can a survey help me renegotiate the purchase price?

Yes. If the survey highlights significant defects or repairs, you may be able to use the findings to renegotiate or ask the seller to address issues before you proceed.
