Who carries out a property survey?

Property surveys are carried out by qualified and experienced surveyors who are typically regulated by the Royal Institution of Chartered Surveyors (RICS). RICS-accredited surveyors follow strict professional standards and codes of practice, ensuring that your survey is conducted independently and to a high level of accuracy. Using a regulated surveyor provides reassurance that the advice and report you receive is reliable and professional.

Do I still need a survey if the lender carries out a mortgage valuation?

Yes. A mortgage valuation is carried out for the lender’s benefit and only confirms whether the property provides suitable security for the loan. It does not assess the overall condition of the property. A survey such as a RICS Level 2 Home Survey is designed to give buyers independent advice about potential issues, repairs and maintenance requirements.

How quickly can a property survey be arranged?

In most cases, we can arrange for a survey to be organised on the same day you contact us. Depending on the time of year it takes around 1–2 weeks for the survey to be carried out, and you will usually receive the results back within a few days of the inspection.

How long does a property survey take to complete?

The time required for a survey depends on the size, age and condition of the property, as well as the type of survey being carried out. Most inspections take between one and four hours, with larger or older properties sometimes requiring additional time to ensure a thorough assessment.

When will I receive the survey report?

Survey reports are typically delivered within two to five working days after the inspection has taken place. More comprehensive inspections, such as a RICS Level 3 Survey, may take slightly longer due to the level of detail involved in the report.
